 This proposal is for a composite deck with aluminum handrails attached to the back of the house. The dimensions have yet to be determined.  Deck height is approximately 8' from the ground. The following will be included in the bid:  

• Apply for permit and schedule inspections (1 inspection will take place - Final)  
• Call for locates on deck area to ensure no wires or other lines are in the area of digging.  
•  Install Diamond Pier Footing - Footings will exceed what is acceptable for code.     
• Install ledger board       - Siding will be removed and ledger will be properly attached to the floor trusses using 3/8 lag screw or equivalent       - The ledger consists of a single 2x10 brown treated board lag screwed to the house.       - Ledger will be taped, flashed and caulked      - This project will require 4 lateral ties attaching the joists to the floor joists of the house through ledger to meet specific code requirements.   
• Set deck posts       - Posts will be 6"x6" brown treated specially rated for ground contact      - Posts will sit in the ground atop the diamond pier footing      - All Posts will be mechanically fastened to each footing and to the connecting beams to which they attach.     
• Construct deck frame       - This deck design will require a treat lvl beam for support.       - The rest of the frame will be constructed using 2x10 brown treated lumber      - These joists will be spaced 12" on center and will be fastened to the house using galvanized joist hangers and nails.      - We will install the appropriate blocking for aluminum railing to be attached too. (installed under the decking)      - Framing design will follow the approved permit plans which are designed to meet or exceed code requirements.    
• Install maintenance free decking using hidden Fasteners.       - Decking price based on Deckorators Venture series  decking  changes in material may change the cost of the bid)        - Boards on the deck platforms will use the camo x clip        - A single picture frame boarder will run the perimeter of the deck. Price is based off of a board color that is the same color as the decking or of similar cost.   
• Install aluminum posts and railing       - Railings included are Westbury c10 (Black or white)    - The posts that the rails attach to are 2" wide  Install color match Fascia on deck frame.      - Fascia will run the entire perimeter of the deck covering all end frame material      -  fascia will be fastened using cortex screws and plugs

• Construct Stairs      - Stair design will follow the provided plans design.       - Stair will start at the deck platform and descend down to the ground.      - Stair design includes 2 deck boards properly fastened to each stringer for a total step depth of 11 inches.      - Step heights will be determined during the framing construction phase to ensure code requirements are met.       - Each stairs stringer will be cut out of 2x12 brown treated lumber per code requirements.       - Kickboards will attached to the back of each step.
